The NEXO SUMMIT 2026, organized by the Confederación de Desarrolladores Inmobiliarios del Perú (CODIP), brought together over 200 companies to address the challenges of housing, sanitation, private investment, technology, and sustainable urban planning.
The event, held on September 9 and 10, gathered developers, authorities, specialists, and representatives from the private sector to analyze the opportunities and challenges facing real estate investment and urban development in Peru.
Key Issues and Challenges
One of the main topics discussed during the summit was the country’s housing deficit, estimated at 1.9 million homes, as well as the vulnerability associated with self-construction.
Experts emphasized the need to shift from a reactive to a preventive model in terms of water, sanitation, and infrastructure development, which would help reduce costs and connection times, as well as accelerate the development of new real estate projects.
José Espantoso, president of CODIP, highlighted the importance of strengthening coordination between the private sector and the state to generate clear and predictable rules that allow for expanded access to formal housing.
Transportation and Land Management
The agenda also focused on the impact of new mass transportation lines on urban land densification and valuation.
During the event, attendees analyzed how increased connectivity can contribute to revaluing certain areas of cities and generating new opportunities for real estate development.
They also discussed mechanisms such as state guarantees and the strengthening of microfinance to expand access to social interest housing.
The Peruvian real estate sector is at a crossroads, where the need for sustainable and planned growth is essential, and the implementation of new technologies and innovative solutions can play a key role in addressing the country’s housing deficit and urban development challenges.
The summit’s conclusions emphasize the need to articulate investment, infrastructure, technology, and planning to address existing gaps and support the growth of Peruvian cities.
Innovation and International Participation
The NEXO SUMMIT 2026 featured the participation of international specialists, including Enrique Peñalosa, former mayor of Bogotá, and Jonathan Malagón, economist and former housing minister of Colombia.
The national agenda included representatives from the public, private, and academic sectors, who addressed topics related to infrastructure, mobility, housing, innovation, architecture, and urban development.
In the closing ceremony, Mauricio Arnillas Gonzales, Minister of Housing, Construction, and Sanitation, emphasized the importance of innovation, sustainability, and articulation between the state and the private sector to expand the offer of formal housing and improve access to basic services.
